Buying with installments in Turkiye

In Turkiye, everything can be bought in installments, if we talk about new buildings.

This is a very convenient tool for increasing capital, but you need to take into account a number of nuances.


What is the advantage of installment:


  • No increase in the cost of the object

  • The contract of sale is drawn up for you

  • The apartment can be resold before the next payment. If you buy as an investment, then it is better to buy fully finished.

  • Installments can be transferred to a new buyer


At the pre-start, such figures are possible even for the premium class. Here is just an example of such a residential estate!


The property is growing in price and the return on these invested funds is very interesting.


– The lower the 1st installment, the less your money works, the greater the increase.

 

Installment cons:


  • Not all constructors in Turkiye allow assignment of a real estate company/advisor before full payment. They can put a restriction on resale and continue only through their sales office. This needs to be clarified in advance.

  • There is a commission for transferring your installment plan to another buyer.

  • If the property is overestimated, then the profit for delivery is minimal. But, if you are buying for yourself, it does not matter, since you do not take the property as an investment.

 

And another important point: There should always be a plan B!


The property may not be resold by the scheduled date, which means that the investor must be ready for the next payment.

 

Sometimes it becomes necessary to leave the property for a year or two for rent - this means additional expenses for furniture.
