How to rent an apartment in Turkiye and not lose

It's no secret that renting an apartment in Turkey is something to be careful about.

 

This is due to the fact that the legislation of the republic strongly protects the tenant but the landlord less.

 

Often there are cases when tenants manipulate this law.

 

If suddenly you did not find a common language with the tenant, then the eviction in this case may be too long.

 

And even the sale of the apartment is not grounds for eviction.

 

Most of these apartments are sold on Sahibinden marked "with tenant".

 

I do not recommend buying such apartments, because if a Turkish citizen has not coped with the eviction, then for a foreigner it will be much more difficult and expensive.

 

You can't do without a lawyer, and legal services are expensive!

 

Very often, the tenant does not agree to an increase in the cost of rent and begins to "twist the arms" of the landlord. Given that Turkey has high inflation, in half a year, the cost of the contract becomes lower than the market.

 

But, there are recommendations that may help you avoid problems;

 

  • Hand over to non-citizens of Turkey, it will be easier to negotiate with them.

  • When concluding a contract, sign with the tenant a tahliye taahhutnamesi (evacuation obligation) to leave the apartment in a year.

  • Ask the future tenant for the contact of the former landlords and ask if he violated the terms of the contract.

  • Ask your realtor to check the local database of the tenant for decency.

 

And yet, never be such a tenant yourself, put yourself in the place of a landlord!
