Pricing policy in the real estate market in Istanbul

If we look at the price map in Istanbul, we will see that it is very heterogeneous.

 

Prices in different areas are very different from each other, sometimes 3-5 times.

 

What factors influence the cost of housing here?

 

Firstly, it is the location and the social level of the district. In Istanbul, these 2 factors go hand in hand.

 

The most expensive apartments are located along the Bosphorus, but not only.

 

Wealthy citizens do not really like to live in the bustle of the city, therefore, they choose for themselves closed residential complexes in natural locations, usually surrounded by forests.

 

Here they have a completely autonomous infrastructure and random people do not get here.

 

Usually, there are no linear transport stops here either, because everyone gets there by car.

 

Usually, such apartments have an area of ​​100 square meters or more, and the price starts from USD 600,000.

 

A little cheaper apartments are located in new, modern areas with good transport accessibility, high social rating and private areas with developed infrastructure.

 

These, usually, are also centers of business activity.

 

Often such housing is located on the coast of the Marmara Sea, but not only. Here you can buy an apartment from USD 450,000.

 

This is followed by apartments in good areas with an average social rating in bedrooms with ideal transport locations and availability of linear transport stops.

 

Home prices here start at USD 220,000.

 

And the last one on my list is housing located in renovation zones, where usually, there are too many dilapidated housing that needs renovation.

 

And not only housing needs renovation, but also roads and infrastructure.

 

Here, usually, there is not a high social rating, the standard of living is below average, and the population is dense.

 

The cost of such apartments starts from $130,000 in the secondary market.

 

Of course, this is not the whole list, there are also areas that did not fall into any classification.

 

When choosing an area for your own residence or for investment, you need to take into account many factors.
