The main criteria for evaluating investment property

In order to invest professionally, and not intuitively, it is necessary to rely on many factors, collect information, analyze, and compare figures in dynamics.

One of the criteria for selecting real estate for a successful investment is definitely a good LOCATION.

But what does a good location mean and what do we associate expectations in this location with?

Most likely, when you hear the word LOCATION, the first thing that comes to mind is good transport accessibility and infrastructure. These factors are really very important.

Istanbul is territorially divided into 39 districts, 25 of which are located in the European part and only 14 in the Asian part.

This figure already shows that the demand for the European part is greater than for the Asian one.

The population of the European part already exceeds 10 million people, and in the Asian part a little more than 6 million.

For successful investments, it is very important to follow the demand, because it is easier to sell (exit the investment) in a market where demand is higher.

Currently, the Turkish government is systematically developing the infrastructure of the European part, building new metro lines, roads here, and even the New Istanbul Airport was not built here by chance.

It was after the construction of the airport in the European part that the demand for real estate began to increase. In addition, in the European part, many new modern areas are being built in new locations where there is no secondary housing sector, and the areas are surrounded by forests.

Living surrounded by nature is now a big trend among the local population of Istanbul.

The infrastructure of the European part of Istanbul in its historical part is now experiencing problems due to the difficulties of settling people, as well as historical artifacts in the territories of the European part.

Many people no longer want to wait for the renovation of the center and move to sleeping areas with good transport accessibility.

New areas are equipped with all the benefits of civilization, and new residential complexes have an extensive internal infrastructure.

Along with the resettlement of people from old areas to new ones, social facilities appear here very quickly: schools, universities, kindergartens, hospitals.

The demand for the location is growing, which leads to an increase in prices in the future.

Now, especially after the earthquake, low-rise buildings in private residential complexes have become the most popular in Istanbul.

If we look at the map of Istanbul, we will see that its territory is huge, and only a small part, located along the coast of the Bosphorus and the Sea of Marmara, is inhabited.

Therefore, the government directs all efforts to the uniform development of the entire territory of Istanbul.

Just the other day, the start of sales of a new low-rise residential complex in a new district of Istanbul was announced, which is very well suited for medium-term investments in the horizon of 3-5 years.
